ASSOCIATE PROJECT MANAGER JOB DESCRIPTION
Introduction
Keel Project Management delivers complex building projects on behalf of owners, tenants, institutional clients, and developers. Keel PM seeks to hire an Associate Project Manager, APM, to join our team. An APM works as part of a team, with Keel’s Project Manager and Project Executive, to provide oversight of the vendors and contractors needed to successfully deliver the client’s vision on time and on budget. Keel PM promotes a Lean approach with instruction and workshops offered to all staff to gain proficiency in Lean’s application to projects.
Responsibilities
- Assist with managing projects from concept through close-out, including project documentation, pre-construction design and budget development, construction bid process, value engineering, project scheduling, quality control, change order review, and cost control through project completion.
- Support the management of project teams, including all external service providers such as architects, engineers, consultants, commissioning agents, and contractors. Oversee client contracts for site surveys, testing, and specialty consulting as needed.
- Participate in owner construction meetings to review construction progress, quality, and schedule compliance. Responsible for meeting notes and follow-up on action items.
- Validate initial project budget and program assumptions at each design phase. Simultaneously manage several projects at different stages of design or construction. Regularly inspect job sites and report on budget, schedule, and project risk assessments.
- Facilitate meetings to reach consensus on project development and implementation while adhering to program, budget, and schedule goals. Maintain regular communication with key stakeholders, which is crucial for project success.
Qualifications
- Associate’s/bachelor’s degree or certification in Architecture, Engineering, Construction Management, Project Management, Facilities Management, or similar
- 0 to 5 years’ experience in design or construction
- Tech savvy with ability to learn new tools and software
- Capable time management, planning, interpersonal, organizational, and problem-solving skills
- Excellent written and verbal communications skills.

- Ability to work independently, manage several tasks simultaneously, and perform well under time constraints.
- Eager to learn more about Owner’s Project Management and the construction lifecycle.
Additional Information
- This position is full-time, M-F, and primarily remote with travel required to project sites and meetings. Employees should be located within commuting distance of project sites in the Portland, ME area. Keel does not maintain a physical office; applicants must be comfortable working remotely full-time.
